By merging advanced 3D modeling with the engineering mindset of a general builder, we ensure your most ambitious property evolutions are built on a foundation of structural excellence and long-term value.

• Immersive 3D Modeling: A precision-engineered SketchUp environment allowing you to "walk through" your lifestyle investment before construction begins.

• Site Feasibility Audit: Analysis of existing grades, drainage, and structural constraints to ensure a seamless build.

• Bespoke Material Curation: Expert selection of stone, masonry, and architectural finishes.

• Future-Integrated Design: We design your base landscape with the structural foresight to ensure future site additions—like kitchens or patio covers—can be integrated without disturbing your initial investment.

• Structural Planning: Full design for Outdoor Kitchens, Retaining Walls, Decks, and Patio Covers.

• Standard Engineering: Design and planning for structures covered under existing County Standard Plans.

• Utility Coordination: Strategic mapping of gas, electric, and plumbing corridors for immediate and future site evolution.

• Build-Ready Foresight: We ensure all Phase 1 structures are positioned and engineered to accommodate future "Phase 2" additions like ADUs or aquatic features.

• Accessory Dwelling Units (ADU): Full-site integration and feasibility for custom ADU construction and garage conversions.

• Aquatic Engineering: Conceptual design and site coordination for resort-style Pools and Spas.

• Major Site Engineering: Comprehensive planning for significant grading, complex retaining, and heavy-duty site infrastructure.

• General B Coordination: Preparation of site layouts for structural builds under General B licensure standards.

At Stonebrook, we believe in the seamless transition from high-end design to precision construction. To support this evolution, 50% of your Master Plan fee will be credited toward your construction contract when you choose Stonebrook for the full execution of your project. This ensures that your initial investment in professional engineering and 3D modeling serves as a direct down payment on the ultimate creation of your estate.

Terms of Acceptance: By fulfilling this payment, the Client acknowledges and accepts the scope of work and legal terms detailed in the Stonebrook Project Hub [Link]. This payment constitutes a formal legal signature and serves as a Notice to Proceed with the site engineering and design phase.

Scope Exclusions: This fee covers design and conceptual site engineering only. City or County permit submittal fees, specialized structural engineering calculations (PE stamped), and land surveyor fees are not included and will be billed separately as required by the municipality.
