The Element Master Plan is a specialized design and site engineering study focused on the creation of a singular architectural centerpiece—such as a custom outdoor bar, pavilion, or structural masonry wall. This plan ensures that high-impact features are not merely "added on," but are engineered to integrate seamlessly with your home’s existing architecture and utility infrastructure.

What’s Included:

  • Focal 3D Modeling: A precision-engineered SketchUp environment focused on your chosen feature, allowing you to visualize scale, ergonomics, and aesthetic impact within its immediate footprint.

  • Utility & Structural Coordination: Technical analysis of required gas, water, power, or drainage runs to ensure your feature is build-ready and code-compliant from day one.

  • Curated Architectural Finishes: Expert selection of stone veneers, countertops, and masonry finishes that harmonize with your property's existing palette.

  • Site-Harmonious Design: We engineer the element’s placement to optimize site flow and sightlines, ensuring the new structure feels like an original part of your estate’s architectural DNA.

At Stonebrook, we believe in the seamless transition from high-end design to precision construction. To support this evolution, 50% of your Master Plan fee will be credited toward your construction contract when you choose Stonebrook for the full execution of your project. This ensures that your initial investment in professional engineering and 3D modeling serves as a direct down payment on the ultimate creation of your estate.

Terms of Acceptance: By fulfilling this payment, the Client acknowledges and accepts the scope of work and legal terms detailed in the Stonebrook Project Hub [Link]. This payment constitutes a formal legal signature and serves as a Notice to Proceed with the site engineering and design phase.
Scope Exclusions: This fee covers design and conceptual site engineering only. City or County permit submittal fees, specialized structural engineering calculations (PE stamped), and land surveyor fees are not included and will be billed separately as required by the municipality.
